Happy Valentines Day,
This is a sweet time of year to consider buying or selling a home. Some things to consider:

Good News: Low prices and high demand, result in the higher number of closed sales. We assume the First Time Homebuyer Credit is making a huge difference here!
- Average Sale Price in Dec 2009 = $380,000
- Average Sale Price in Dec 2008 = $403,500
The average sale price is down by $23,500/-5.82%. Good News: The national median home price for single-family homes was $177,500 in Dec 2009.

Oat Pancakes
Ingredients
- 1 cup self-raising flour
- 1 cup plain flour
- 1 cup rolled oats
- 2 Tbsp caster sugar
- 3 cups buttermilk
- 2 eggs
Directions
- Sift flours together into a large bowl. Stir in oats and sugar. Make a well in the center.
- In a jug, whisk together the buttermilk and eggs. Gradually pour into well, blending to a smooth batter. Cover and allow to stand for 30 minutes.
- Spray a non-stick frying pan with olive oil and heat on medium.
- Pour 1/4 cupfuls of batter into pan for each pancake. Cook, in 6 batches, for 1-2 minutes until bubbles form on the surface and begin to break. Turn over and cook the other side for 1 minute until golden.
- Serve pancakes with bacon and rasberries, drizzled with maple syrup.

The holiday is named after one or more early Christian martyrs named Valentine and was established by Pope Gelasius I in 496 AD. It is traditionally a day on which lovers express their love for each other by presenting flowers, offering confectionery, and sending greeting cards (known as “valentines”). The holiday first became associated with romantic love in the circle of Geoffrey Chaucer in the High Middle Ages, when the tradition of courtly love flourished.
